Tignes
Tignes is one of the most dynamic and snow-sure property markets in the French Alps. Known for its high altitude, long winter season and extensive lift-linked terrain with Val d’Isère, it appeals to buyers looking for strong skiing, practical ownership and year-round lifestyle potential.
Unlike more traditional Savoyard villages, Tignes offers a broader range of property styles and micro-locations, from lively high-altitude apartment centres to quieter hamlets with a more intimate alpine feel. This diversity gives buyers more choice, but it also makes local knowledge especially important.
Tignes benefits from consistent demand driven by its reputation for reliable snow, strong rental appeal and position within the wider Tignes–Val d’Isère ski area. For many buyers, it represents an opportunity to access a major international resort at a different price point and with a different ownership profile from some of its closest neighbours.
As an Alpine summer destination Tignes leads the way. It has been consistently improving the summer programme for over 20 years. The lifts are open from mid June . We have seen summer glacier skiing transform into a Mecca for VTT enthusiasts. Activities include water sports on the lake, mini golf, tennis, Tignes hosts many events and activities throughout the summer, from Trail events , music festivals, freestyle, not to mention the highest golf course in Europe. There really is something for everyone.
Whether you are buying for personal use, rental income or long-term investment, Tignes offers altitude, accessibility and a broad range of options across several distinct villages.
Pricing and Market Insight
Tignes is not a single-location market. Values vary significantly depending on the village, proximity to the lifts, views, sunlight, building quality and whether a property has direct ski access or stronger year-round appeal. Some areas are driven by convenience and rental performance, while others appeal more to buyers seeking atmosphere, privacy or a less commercial setting.
Buying in Tignes requires an understanding of how each village functions in practice, not just during the peak winter season but throughout the year. Our role is to help you identify the parts of the resort that genuinely match your objectives, whether that means ski convenience, quieter surroundings, better sunlight, easier parking, stronger rental demand or longer-term resale potential.
We help clients refine their search around the factors that matter most, including access to the slopes, village atmosphere, exposure, summer use and building quality. Rather than sending long lists of properties, we present a carefully selected shortlist that reflects your priorities and the realities of the market.
We also add value by assessing pricing against comparable properties, arranging viewings on your behalf, including live video tours, and advising on off-plan or renovated stock where layout, finish, building management and rental obligations can make a significant difference to both value and usability.
Where renovation or adaptation is needed, we can introduce trusted local architects, surveyors and trades, while also checking planning considerations and any future development that may affect the property. Throughout the process, we help you make informed decisions, negotiate with confidence and move forward with clarity.
We do not promote specific listings and we do not work for sellers. Our role is to represent your interests alone, giving you access to the full market while helping you avoid wasted time and costly mistakes.
For buyers looking in Tignes, that means a more focused search, better local insight and expert guidance through one of the most versatile high-altitude property markets in the French Alps.
Understanding the Different Areas
Tignes is made up of several distinct villages, each with its own balance of altitude, atmosphere, access and property style. For buyers, choosing the right location is as important as choosing the right property. Some areas are centred on ski convenience and rental demand, while others offer more charm, privacy or long-term lifestyle appeal.
Tignes Le Lac
Tignes Le Lac is the central heart of the resort and one of the most convenient locations for buyers who want immediate access to the slopes, shops, restaurants and year-round resort activity. It has a lively, practical feel and a strong concentration of apartments, making it especially attractive to buyers focused on ski convenience and rental demand.
Property in Le Lac is consistently sought after because of its central position and easy access to the wider Tignes–Val d’Isère ski area. For buyers who want to be in the middle of the action, with everything close at hand, it remains one of the strongest locations in the resort.
Val Claret
Val Claret sits at the highest point of the main resort and is particularly popular with serious skiers thanks to its quick access to the glacier and upper mountain. The atmosphere is energetic and functional, with a strong winter focus and excellent lift convenience.
It appeals to buyers looking for altitude, strong snow reliability and direct access to some of the best skiing in Tignes. Property here is largely apartment-based, and for many buyers the main attraction is simple: getting onto the mountain as quickly as possible.
Le Lavachet
Le Lavachet offers a quieter alternative to Le Lac, while still being very well connected to the lifts and the rest of the resort. It has a more residential feel, with a good mix of apartments and practical amenities, and many buyers appreciate its calmer atmosphere.
For those seeking convenience without being in the busiest central area, Le Lavachet can be a very attractive option. It often appeals to buyers who want a balance between accessibility, value and a more relaxed day-to-day setting.
Tignes 1800
Tignes 1800, formerly known as upper and lower Boisses, is often seen as one of the more accessible entry points into the Tignes market. It tends to be more affordable than the higher villages and has traditionally been more purpose-built in style, with a large number of apartments and a mix of tourist accommodation and year-round workers’ housing.
In recent years, the area has evolved significantly, with more development, improved infrastructure and a growing range of amenities, including a bakery, restaurants and a free nursery slope. Access into the ski area is very good thanks to the Boisses telecabine, and there are also frequent buses connecting the village to Le Lac.
The area appeals to buyers looking for better value, solid rental potential and a quieter pace than the higher resort centres. Upper Boisses remains particularly calm and small in scale, with more standalone chalets than many other parts of Tignes. The tree-lined runs in this part of the mountain are also a real advantage during poor visibility or powder days, and in summer the walking and biking trail up to Le Lac adds to its appeal.
Les Boisses
Les Boisses combines improved lift access with a more village-style setting than the denser resort centres above. It offers a growing number of modern residences and suits buyers who want straightforward access to the slopes while retaining a little more space and calm.
As the area has developed, it has become increasingly appealing to buyers looking for newer stock, good rental yields and long-term potential. It is less about traditional Alpine charm and more about practicality, value and ease of ownership.
Les Brévières
Les Brévières, at around 1,550 metres, is the most traditional and characterful of the Tignes villages. Set below the dam, it has a more authentic Alpine feel than the purpose-built areas higher up, with a stronger village identity, attractive surroundings and a charming lakeside setting in summer.
The village has all the key amenities buyers need, including several well-established restaurants, and the upgraded telecabine provides quick and efficient access into the ski area. There has been significant development here in recent years, including new projects at the entrance to the resort, but Les Brévières still retains a more intimate and picturesque atmosphere than other parts of Tignes.
It is particularly appealing to buyers who want direct access to the full Tignes–Val d’Isère ski area while enjoying more charm, more standalone chalets and generally better value than the higher villages. Property prices tend to sit at the lower end of the Tignes scale because of the lower altitude, although values have strengthened following the lift upgrades and continued investment in the area. Despite being lower, snow coverage remains good thanks to the north-facing runs back into the village.
Les Almes
Les Almes is a small, well-placed enclave close to Le Lac that offers a quieter residential feel while remaining within easy reach of the lifts and resort centre. Properties here benefit from a convenient location without always being in the busiest part of the resort.
It can be an excellent choice for buyers who want central access with a little more privacy and calm. For some purchasers, it offers a useful middle ground between pure convenience and a more residential atmosphere.
